Excellent, highly recommended. Clean beds shoot bathroom, snacks coffee water provided by the host. They are very helpful and friendly. The only thing is parking in the street while they have plenty of parking inside the compound!

Die Zimmer waren sehr sauber; das Badezimmer schön. Es lag sehr nah am Flughafen, so dass wir mit einem Uber für nur 14 Euro dorthin kamen. Der checkin über whatsapp war sehr freundlich und eine gute Idee. Das Frühstück war gut. Meine beiden Kinder und ich können es sehr empfehlen für eine Nacht auf der Durchreise. Ein Supermarkt Conad ist nah gelegen. Wir kommen gerne wieder! Vielen Dank!

Beach Guest House is very clean and new built property. AC in every room, shareable kitchen is completely set up with all you need for living There is many restaurants around the house, grocery store, everything in walkable areas Mattress and pillows are very comfortable. Hosts are very kind and answering for every question. They provide the airport transportation if you need. We’re highly recommend Beach Guest House! Definitely coming back Thank you very much for your hosting!

Beautiful property, but process to get in and out is complicated, it works but you need patience. The beach town is awesome with lots of food but property should have a brochure telling visitors how to get to that area on foot or by other transportation, also, getting a taxi to airport proved to be difficult, property should provide recommendations for transportation to airport.

The room was great but the check in was terrible. The host failed to provide check in instructions as she claimed she couldn’t since I booked through Expedia. I sent a message to the host I was arriving and she said I had failed to provide the passports and would not be allowed to enter the property without sending them, which she requested only via WhatsApp. A secure link was never sent to send travel documentation. There were no instructions for check out. Also something that was not disclosed is that you will be sharing the apartment with another guest as there are two rooms that are rented separately; therefore you will have to share a kitchen area.

The property was great! The city however didnt offer much. Outside of the property has no sidewalks. Transportation from the airport was more difficult then I expected. In all fairness the host offered help in booking transportation. The host and property were wonderful!

La struttura è nuovissima, comoda, spaziosa e pulita. In auto ci vogliono circa 10 minuti per raggiungere il parcheggio di lunga sosta di Fiumicino. Il parcheggio interno è ulteriore punto a favore, così come la ricca colazione (di prodotti confezionati) che viene messa a disposizione dei clienti. La comunicazione via whatsapp è efficace, tuttavia il sistema di ricezione delle chiavi un po' farraginoso. Si potrebbe forse semplificare questa procedura, in modo da lasciare maggiore flessibilità sull'orario di arrivo e maggiore autonomia ai clienti. Comunque, consigliato.

Initially communication was severely lacking. Nobody reached out to us in the beginning for the check-in process as stated in the instructions. I had to be the one to reach out and was unsure if we still had our place booked. It obviously developed unnecessary stress to our travel. Afterwards, everything was a lot smoother. I did see food on the floor by the bed with a group of ants around it. The place appeared to be clean however it did not appear to be a thorough job. They helped us with a shuttle to the airport. Overall, if the communication was initiated by the host and was smoother I would rate higher

Excellent location & price; very well-maintained. The check-in process is a bit convoluted because this place is inside an apartment building. My kids called it “sort of like an escape room but backwards”. You have to text them constantly to be able to get in, they give you different codes for each door, then you have to take selfies, selfies with passports, fill out some online forms and upload your passports to a random site, etc. Besides the check-in process, everything else about this property is great. Please simplify this process, it would be awesome for future guests.

The check-in experience was very poor and ultimately unsuccessful. I contacted the host in advance to confirm my arrival time and parking details but did not receive any response. I followed up again on the day of arrival and still did not hear back until late in the evening. At approximately 9:30 PM, I finally received a response, and at 9:45 PM I was sent a link to complete an online check-in. At that point, I was already in transit picking up my rental car, and it was not possible to complete the process in time. I was then informed that check-in after 10:00 PM would not be allowed, and that I would not be permitted onto the property. This policy had not been clearly communicated in advance, and the lack of timely communication made it impossible to comply. As a result, I was effectively denied check-in and had to make alternative accommodations at the last minute. Additionally, the tone of the host’s communication was unprofessional and unhelpful given the situation. I am requesting a full refund due to the failure to provide access to the property and the lack of proper communication.
